AI Visibility for Local SEO Agencies: How to Audit, Report and Sell It

Your clients have started asking a new question: "I asked ChatGPT for the best [business like mine] in my city, and we weren't there. Why?" One business owner posted almost exactly that on X, describing how he put the question to his agency (X).

The demand behind it is real. In BrightLocal's 2026 Local Consumer Review Survey, 45% of US consumers had used AI tools for local business recommendations in the past year, up from 6%. AI tools became the third most used source for local recommendations, behind Google and Facebook and ahead of Yelp and Tripadvisor (BrightLocal). BrightLocal's own takeaway for marketers: "businesses that aren't appearing in AI recommendations will want to act quickly, and marketers have an opportunity to be the partners to help them."

This guide covers how to measure AI visibility for local clients without overpromising, how to run an audit, what a useful report contains, how to choose a tool, and how to fold it into your retainers.

In one paragraph: Track each client location against a fixed set of city-specific buyer questions across ChatGPT, Perplexity and Gemini (plus Google's AI features if you can). Run each question several times, report the share of runs that name the client, the competitors named instead, and the sources each engine cites. Then turn those sources into a fix list. Never guarantee placement. No one can, and the engines say as much.

Why "AI visibility" is different from what you already report

Local SEO reporting is built on positions: map-pack rank, geo-grid rank, organic rank. AI answers don't work that way.

  • There's no stable position. An assistant names a handful of businesses and varies them. In one small study, only 40% of the businesses ChatGPT recommended appeared in all three runs of the same search (Sonick Marketing).
  • It's selective. SOCi's 2026 Local Visibility Index (350,000+ locations) found ChatGPT recommended about 1.2% of locations (SOCi). Search Engine Land summarized that as AI local visibility being "up to 30x harder than ranking in Google" (Search Engine Land).
  • Each engine draws on different data. ChatGPT searches through partners including Microsoft and licenses Yelp content (OpenAI Help, Axios). Gemini Apps can use public Google Maps information (Gemini Apps Help). Perplexity runs its own crawler (Perplexity). A client can be strong in one and invisible in another.

So the core metric is a rate: named in X% of runs, per engine, per question set. Use competitor share of voice and cited sources as supporting metrics.

How to run an AI visibility audit (step by step)

You can run this for a prospect in an afternoon by hand, or in minutes with a tool.

1. Define the location and its market

Use one business location, its primary category, and the city or neighborhoods it actually serves. Multi-location brands need one audit per location, because assistants recommend a location, not a brand.

2. Build the question set (10–20 questions)

Mix these:

  • Best-of: "best [category] in [city]"
  • Service-specific: "who does [high-value service] in [city]"
  • Situational: "[category] in [city] open Saturdays / takes [insurance] / for [use case]"
  • Neighborhood or suburb: "best [category] in [suburb]"
  • Branded facts check: "What are [Business]'s hours and services?" (this checks accuracy, not discovery)

Put the city in every question. Freeze the wording, because you'll reuse it every month.

3. Run it properly

  • Use fresh or temporary chats with no memory, and confirm the answer used web search (citations visible).
  • Run each question at least 3 times per engine. OpenAI notes that ChatGPT may estimate location from IP and may use saved memories when it rewrites searches (OpenAI Help), so control for both.
  • Record, per run: named (Y/N), position in the list, competitors named, what was said about the client, and sources cited.

4. Check the technical basics

  • robots.txt and CDN/WAF: OAI-SearchBot must be allowed for ChatGPT search inclusion. Sites opted out "will not be shown in ChatGPT search answers" (OpenAI). Allow PerplexityBot and its published IPs (Perplexity). Note that GPTBot (training) is a separate decision.
  • Rendering: confirm the services, city, phone number and hours are present in the raw HTML.
  • Google's AI features: indexed, snippet-eligible pages and an up-to-date Business Profile. Google says there are no extra technical requirements or special schema (Google Search Central).

5. Check entity consistency

Compare name, address, phone, hours, website, and primary category across Google Business Profile, Bing Places, Yelp, Apple Business Connect, and the main trade directories. Bing Places can import from Google Business Profile (Microsoft Support), which is a quick win for many clients.

6. Analyze the cited sources

This step separates a useful audit from a screenshot. Group every cited URL as client site, competitor site, directory or review site, editorial list or local media, or other. The sources that recur for the client's questions are the specific placements that drive AI answers in that market, and they become your work plan.

7. Score and prioritize

For each engine, give the recommendation share, the top competitors by share, any accuracy issues, technical blockers, listing gaps, and a ranked list of source opportunities. Lead with blockers and inaccuracies, because they are cheap and fast to fix.

What a client-ready AI visibility report should contain

Keep it to two pages.

  1. Headline: "Named in 6 of 45 AI answers this month (13%), up from 2 of 45 (4%)." Show it per engine.
  2. Who's being recommended instead: the top 5 competitors by share.
  3. Question-level grid: questions down the side, engines across the top, share in each cell.
  4. Sources AI relied on: top cited domains, marked green or red for whether the client is present and accurate there.
  5. Accuracy issues: anything an engine got wrong, with the source it came from.
  6. Work done this month and next actions, mapped to the sources and gaps above.
  7. Method note: engines, dates, runs per question, and the fixed question list. Include one sentence on variance, along the lines of "AI answers vary by user, location and time; this is a consistent sample, not a guarantee."

What to leave out: a single blended "AI score" with no raw answers behind it. Clients (and their in-house skeptics) will check ChatGPT themselves, get a different answer, and lose trust. The complaint about a tool that produced "3 different scores" in an hour is a good warning (X). Keep the raw answers available for every number you show.

Choosing an AI visibility tool as an agency

There are two families of tools (PickableAI comparison):

  • Brand tools (Otterly.AI, Peec AI, Profound, Semrush's AI Visibility Toolkit, Ahrefs Brand Radar) track many prompts nationally. They're good for brands and e-commerce, and often oversized or wrongly scoped for a dentist in Tulsa.
  • Local tools ask "best [category] in [city]" and compare against nearby competitors.

Entry prices as listed on vendor pages on Oct 18, 2026, except where marked (verify before buying, because they change often):

Tool Entry price AI engines (entry) Notes
BrightLocal (Local AI Visibility, included in Track) Track $41/mo for 1 location ($31 annual); 6–10 locations $83/mo ($62 annual) ChatGPT, Google AI Overviews, AI Mode Up to 20 prompts per location; weekly, monthly or on-demand updates; AI data export/white-label "not yet" (pricing, help: frequency, help: white-label)
Local Falcon $24.99/mo Starter (7,500 credits) Vendor pages disagree: docs list ChatGPT, Gemini, AI Overviews, AI Mode, Grok; a feature page adds Perplexity and Copilot Geo-grid based; AI scans use the same credits (pricing, docs)
Lighthouse Local Starter $79/mo ($66 annual) for 1 business; Agency Starter $349/mo ($291 annual) for 8 client sites ChatGPT, Claude, Gemini, Perplexity, Google AI Agency plans include white label plus custom domain (pricing)
PickableAI from 19/mo; Agency 149/mo for 10 businesses Gemini, ChatGPT, Perplexity Each question asked twice per assistant; white-label reports and prospect audits on Agency (pricing, About)
Otterly.AI $29/mo (15 prompts) ChatGPT, AI Overviews, Perplexity, Copilot; Gemini, AI Mode and Claude are add-ons Next tier $189/mo for 100 prompts (pricing)
Peec AI $95/mo Starter (partially verified: from Peec's own AI-instructions page; its live pricing table couldn't be read) Choose 3 models 50 prompts, daily tracking (Peec)
RecommendRadar Starter $19/mo for 1 location; Agency $79/mo for 10 locations (pricing) ChatGPT (web search), Perplexity, Gemini Agency: 16 prompts per location, each run 3 times per engine; white-label PDF with your logo and name (publisher of this guide)

Agency checklist:

  • Per-location economics. What does 10 or 25 client locations cost per month?
  • Engine coverage, including Perplexity and Gemini, not only ChatGPT.
  • Multi-run sampling. How many runs per question per engine?
  • Raw answers and citations, stored and exportable.
  • White-label PDF or portal with your logo.
  • Local question templates by vertical.
  • Change tracking between runs, showing who entered and who dropped off.

Packaging it into your services

There's no industry-standard price for AI visibility work yet, so price it on the work and outcomes you can control.

  • Free or paid audit as a lead magnet. A personalized audit is a strong opener: "ChatGPT named these three practices for 'best dentist in Austin,' not you." If you use it in cold outreach, follow CAN-SPAM, which requires identifying yourself, a physical address and an opt-out, and only state facts you can show from your stored results.
  • Monitoring add-on to existing local SEO retainers: a monthly report as above.
  • Remediation work you already know how to do: listing cleanup (including Bing Places, Yelp and Apple), review generation across platforms, service and location pages, digital PR for local lists and press, and fixing crawler access.
  • Quarterly re-audit of the question set, for new services, new suburbs and seasonal questions.

Set expectations in writing: no one can guarantee an AI recommendation, and OpenAI says placement in its search results isn't guaranteed (OpenAI Help). Commit to the inputs (fixes shipped, placements earned) and report the share-of-runs trend honestly.

Common mistakes

  • Guaranteeing "#1 on ChatGPT." There's no #1 to hold, and it sets you up for churn.
  • Reporting single runs. One screenshot is a sample of one.
  • Tracking only branded prompts. "Tell me about [Client]" shows awareness, not whether the client gets recommended.
  • Ignoring Gemini and Google's AI. Google AI Mode was the second most used AI tool for local recommendations in BrightLocal's survey (BrightLocal), and Google says an up-to-date Business Profile matters for its AI features (Google).
  • Selling llms.txt or "AI schema" as the fix. Google says no special files or markup are needed for its AI features. Fundamentals and third-party evidence do the work.
  • Mixing up GPTBot and OAI-SearchBot. Clients who blocked "OpenAI" wholesale may have opted out of ChatGPT search too (OpenAI).

FAQ

What's the difference between AI visibility and GEO? "Generative engine optimization" usually means optimizing content to be cited by AI engines, and it is often brand- and content-focused. For local clients, the practical version is local SEO fundamentals plus third-party evidence, measured with location-specific AI questions.

How many questions should I track per client? Start with 10–20 per location, covering the client's highest-value services and areas. More questions run once each are worth less than fewer questions run several times each.

How often should I run checks? Weekly gives you a smooth trend, and monthly is the minimum for reporting. BrightLocal lets you set its tracker to weekly, monthly or on demand (BrightLocal).

Can I white-label AI visibility reports? Yes. Several local tools offer white-label reports or portals (see the table above), though BrightLocal says white-label reporting for its AI visibility data is "not yet" available. Check that the export includes method notes and raw answers, not only a score.

Try it on a client

RecommendRadar is built for this workflow. On the Agency plan, each of 10 client locations gets 16 editable buyer prompts, and each prompt runs 3 times on each engine (ChatGPT with web search, Perplexity, and Gemini). The share of answers that name the client comes with the raw answers behind it. A Monday email names the rivals, the sources and a fix list, and you get a white-label PDF with your logo and name. The Agency plan is $79/month for 10 locations, and single locations are $19/month (pricing). To open a prospect conversation, the free check asks 3 buyer questions on Perplexity with no account.
